Terms and Conditions

All rental agreements are subject to the following Terms and Conditions.  Please read all the conditions and the general information carefully.

1. Payment of deposit
The standard non-refundable booking deposit is 30% of the quoted price.  This can be paid by irish cheque, bank draft, local or international bank transfer.  Upon the receipt of your deposit we send to you a booking confirmation by email.  This includes directions, key pick-up details and important information concerning the house and area. There is no contract between us until the confirmation has been sent out and it acts as our acceptance of the booking. The deposit is accepted as part payment towards the total cost of your holiday. Any transaction costs will be borne by you.  In general this only applies to international bank transfers, or Paypal transactions.  We cannot accept credit cards or debit cards.

2. Payment of the balance
The balance is payable 1 month in advance of the start date of your holiday.  If you book within 6 weeks of departure the total cost is payable immediately.  If the balance is not received by us on the due date, we reserve the right to cancel your booking.

3. Changes and cancellation
In the unlikely event that we need to make a change to your reservation we will offer you either the nearest possible dates or a full refund of money. We will make no cancellation of your booking after the date when the payment of the balance of the holiday cost becomes due unless a cancellation is due circumstances amounting to force majeure (including natural or other disaster, weather conditions, fire, flood, temporary technical breakdown or any other matter beyond our control).

4. Misbehaviour
We reserve the right to terminate without notice the reservation of any customer whose behaviour is such that it is likely in our opinion to cause damage, danger or annoyance. Full cancellation charges will apply.

5. Brochure Information
We have compiled the information on the website, brochure and enquiry pack as accurately as possible.  In the unlikely event that an advertised facility may be altered or withdrawn we shall not be under any liability for any loss or damage arising there from.

6. If you change your booking
If after your booking has been accepted you wish to change your weeks we shall do our utmost to satisfy your requirements. 

7. Cancellation
If you are forced to cancel your booking once it has been accepted, cancellation charges will be calculated as follows:

8. Complaints
Should a problem arise in the cottage whilst you are on holiday please contact our manager Annie Sheehan (087 2592169) or, in the event of a more serious issue either owner Rory Condon (087 7771177) or Jack (086 678 3928)

9. Travel insurance
You are responsible for arranging your own travel insurance.

10. Departure
You must leave the property by 10 noon on the day of your departure unless your booking confirmation states otherwise.  Cleaning fees and charges for oil/electricity are charged at the end of your stay by arrangement with our manager.
